Callahan, Flanigan & Smith
Zausmer-Frisch, Scruton & Aggarwal began design work in 2008 when the owners of Callahan, Flanagan & Smith Orthodontics acquired a prime property on the main street of historic Fayetteville, NY, intending to build a new, state-of-the-art office for their practice. The building’s design was crafted to align with the aesthetic requirements of the Village of Fayetteville, while also meeting the owners’ goals of achieving Green/LEED certification. Sustainability was a priority throughout the project, incorporating high-efficiency furnaces, ventilation systems, sustainable parking solutions, and the use of recycled, regionally sourced materials, as well as Green Power. The owners were highly involved, ensuring that the project remained on budget while pursuing LEED certification. The result is a 7,000-square-foot, single-story wood-frame structure with a 3,000-square-foot basement. The basement, constructed with poured concrete walls and a concrete slab, includes a laboratory and mechanical systems, as well as ample storage and a dedicated area for recyclable material collection. On the main floor, the open-plan layout creates an inviting space for exam and treatment areas, with an elegant archway leading to the reception area. Natural light floods the space, which is fully ADA compliant, enhancing both functionality and patient comfort. Throughout the project, a variety of recycled and regional building materials were carefully selected, including structural steel, framing, stone, siding, wallboard, insulation, and low-emission adhesives, paints, and finishes. Sustainable flooring and cabinetry were also integrated to further enhance the building’s environmentally conscious design. In the end, Callahan, Flanagan, Smith & Stock Orthodontics now enjoy a beautiful, energy-efficient office space that honors both the historic charm of Fayetteville and the owners' commitment to sustainability.
